Space conversion / change of use

This project consisted of the conversion of commercial spaces into rental units. The building previously had a basilaire and our client converted these spaces into 53 units. We performed the central mechanical and central system upgrades to support the change. The chiller was replaced with a dry cooler to do aerothermal. The ventilation and domestic hot water systems were upgraded. In winter and mid-season, outdoor conditions permitting, the aerothermal system provides preheating for domestic hot water and heating for the ventilation and garage. In the summer, we are able to produce domestic hot water because of the need for air conditioning. The boilers are now used as redundancy for the chiller and to support the heating needs during cold periods.

This 170,000 sq. ft. heritage building in downtown Montreal is occupied by office space for lease. The original plan was to replace the steam boilers, but Krome chose instead to replace the aging chillers with new high efficiency heat pumps to recover the building’s internal heat.

Private college Séminaire Saint-François faced a major asset retention challenge in its boiler room in 2019. KROME turned this asset retention project into an investment. First, the boiler room was renovated with a focus on energy savings.

Our client needed to make renovations and wanted to reduce the energy costs of their building in order to be competitive in the commercial real estate market. Krome performed an HVAC re-engineering project.
